Building Permit Information

6-6-12-1 300Enforcement of the City’s building, housing, health and land use codes is important in order to protect the health, safety and welfare of all Victor residents. This section is intended to answer commonly-asked questions about requirements for building permits and to help you move through the City’s regulatory processes as easily as possible by removing unnecessary confusion, delays and costs. The approved editions of the International Building Codes, as adopted by the state of Idaho and the Idaho Building Code Board, are adopted as the official building codes of the City of Victor.

IMPORTANT Industry Best Practices During COVID-19

  • The City of Victor has allowed construction to continue throughout the COVID-19 pandemic provided that extra caution be taken to reduce the spread of the disease. This document outlines the best practices that must be followed on construction sites in Victor during this time. Who needs a permit?

  • A building permit is required for anyone seeking to construct, enlarge, alter, repair, move, remove, improve, convert, demolish a structure or change its use. It is also required for fences over 6 ft. in height.
  • The building permit must be obtained before the start of any work and prominently posted at the job site.

Why are permits required?

  • The permitting process is the best way to ensure quality construction and safe building conditions

How long until my permit is approved?

  • Building permits are typically approved within 4-6 weeks of being determined complete, if all applicable codes are met.

Design Review

  • Most development is also subject to the City of Victor Design Standards and Guidelines. Exempt developments are those in the RC, RS16, RS7, RS5, REC and CON zones, or development associated with detached homes, backyard cottages, attached homes, duplexes, and accessory residential structures. Commercial Building

  • Commercial building plans over 2,500 square feet must be completed by a design professional. Depending on the scale of the project, there are two different types of review. The major and the minor site review. 

Property Covenants (if your property is subject to covenants)
  • Although the City does not enforce contracts amongst private property land owners, Idaho courts do recognize properly authorized and recorded covenants, conditions, and restrictions as a contract and Idaho courts will enforce them. It is highly recommended that you obtain a letter of compliance for your records from your property owner’s association regarding your proposed improvements before you commence construction.
